The most common method of design and construction requires the Owner to hire an Architect who will complete the design
of the building project. Under a seperate process, the Owner hires a General Contractor, who will subcontract or self-perform
the contruction of the building project. Under this type design and construction approach, the Owner - Architect - Builder
are seperate entities.
Faulk Architects + Construction Mangers uses a different concept, where the Architect and Construction
Manager (CM) are combined and provide the Owner the benefit of a "TEAM" approach to the design/build
process. Faulk A+CM designs the building project in close consultation with the Owner. At the competition of the design
phase, Faulk A+CM develops trade contract bid packages and issues Request for Bids to known, high-quality, reliable Trade
Subcontractors, on the Owner's behalf. Contracts are awarded to the Trade Contractors offering the "best value"
to the Owner. The Owner holds the contracts directly with the Trade Contractors, providing the Owner complete control
of the project with the CM coordination. Faulk A+CM represents and consults with the Owner, facilitating the construction
of the building project. Faulk A+CM bundles services and does not stop at the end of construction. Faulk A+CM continues
to represent and assist the Owner during the Warranty period, insuring that construction processes are satisfactory,
building fixtures and equipment are operational and the Owner is completely satisfied with every facet of their structure.
